Assessing the Storefront Seals on Monday Morning

On Monday morning, we loaded up the truck and headed out to a retail center near the square. The property manager called after a gravel truck kicked up a pebble on the roadway, cracking the outer pane of a double-pane fixed window right beside a high-traffic entry door. When you have compromised commercial storefront glass, you cannot leave it taped up for long. Moisture quickly works its way into the aluminum spacer bar, the desiccant saturates, and the entire panel turns foggy and unsafe.

Pulling Glazing Stops and Managing Heavy Panes

Getting the damaged double-pane glass out takes steady hands and patience, especially on anodized aluminum framing systems. We started by popping the internal snap-in aluminum glazing stops around the perimeter of the frame. Over time, original butyl tape and rubber gaskets bake under the central Texas sun, gripping the glass far tighter than you might expect. We scored the old perimeter sealant carefully so we would not gouge or scratch the frame's finish.

Once the shattered panel was free, we attached heavy-duty suction cups and lifted the sealed unit out onto our sawhorses. Cleaning the frame channel is a big part of the job on commercial calls like this. We scraped out degraded tape, vacuumed dust accumulation out of the bottom sill, and checked the position of the setting blocks. If setting blocks do not sit directly over the frame weep holes, moisture trapped in the channel cannot drain, which leads to premature seal failure down the road.

Completing the Installation

With the aluminum channel clean and dry, we prepped the opening for the new unit. We ran fresh high-density foam glazing tape along the interior lip, rested the heavy pane onto new neoprene setting blocks, and checked our reveals to make sure the glass sat perfectly square in the opening. Aligning the panel keeps the perimeter seals uniform and prevents wind-driven rain from sneaking past the building envelope.

We snapped the aluminum stops back into place and ran a clean bead of neutral-cure silicone around the exterior joint. By early afternoon, the entry was secure, weather-sealed, and crystal clear.
